Trump Tower is coming to Tbilisi. Here's what it actually means for investors.

In April 2026, the Trump Organization and a group of partners announced Trump Tower Tbilisi — a roughly 70-storey skyscraper set to become the tallest building not just in Georgia, but in the whole South Caucasus.

It will sit over Tbilisi's Central Park as a mixed-use landmark: branded luxury residences, high-end retail, restaurants and amenities, designed by Gensler, the largest architecture firm in the world. The Trump Organization is developing it with Georgian firms Biograpi Living and Archi Group, the New York–based Sapir Organization, and Blox Group and Finvest Georgia.

For foreign investors watching Georgia, this is genuinely big news. But it's worth reading past the rendering.

The real signal: a vote of confidence

A global brand doesn't license its name to a market it expects to stagnate. Trump Tower Tbilisi lands in the middle of the largest wave of international capital Georgia has ever seen:

  • Eagle Hills — the Abu Dhabi developer chaired by Emaar founder Mohamed Alabbar — signed definitive agreements in October 2025 for projects worth around $6.5 billion (Tbilisi Waterfront and Gonio Yachts & Marina near Batumi), the largest private investment in the country's history.
  • International hospitality brands — Wyndham, Hilton, Radisson, Novotel — are opening branded residences along the Black Sea coast.
  • Batumi was named "Best Tourism Investment" in the 2025 European Best Destinations report, on the back of ~7.5% GDP growth and record tourism.

When this much serious money arrives at once, it tends to bring better build standards, deeper buyer demand, and more global visibility for the whole market. That lifts well-chosen property — including units that have nothing to do with any tower.

The honest caveat: a name is a licence, not a guarantee

Here's the part the marketing won't lead with. A branded tower is usually a licensing deal. The famous name is typically licensed to local developers who actually design, finance, build and deliver the building. The brand sets standards and takes a fee; it does not, on its own, guarantee that the project gets built, gets built on time, or holds its price.

Georgia has seen this story before. A Trump Tower Batumi was announced back in 2012 — and quietly terminated in 2017, never built. The name was real. The tower never was.

None of that makes Trump Tower Tbilisi a bad project. It makes it a project — one that deserves the same scrutiny as any other:

  • Who is actually developing and financing it, and what is their delivery record?
  • What does the contract say about delays, penalties and your money if timelines slip?
  • Is the title clean, and what exactly do you own?
  • Does the yield survive the "name premium"? Branded units sell at a markup. The rent doesn't always rise to match it.

What it means for you

A landmark like this is good for Georgia, and good for the case for buying here. Treat it as confirmation that the fundamentals — low taxes, among Europe's highest rental yields, full foreign ownership — are now drawing the world's biggest names.

Just remember what you're actually buying: a specific apartment, on a specific floor, under a specific contract — not a logo. The brand gets you in the door. Diligence is what protects your money once you're inside.
