Batumi is doing something the Black Sea has never seen: building land. Ambassadori Island, the flagship project of Georgia's Ambassadori Group, is an 84-hectare artificial island and two peninsulas rising at the northern entrance to the city.

What's actually there

This is not a render-only fantasy. By the end of 2025:

More than 50% of the project was realised, with 48 hectares reclaimed from the sea and a 26-hectare first phase officially commissioned and operational.
Construction of the first multifunctional buildings, residences, hotels, pools, retail, began in September 2025.
The centerpiece is a planned 75-storey skyscraper; a second tower of 57 storeys ("The First Tower"), with 1,000+ apartments, is targeted for September 2029.
The state projects roughly $65 million a year in tax from the finished island.

For a coast that was farmland a generation ago, that's a statement of ambition, and another sign of how much capital now believes in Batumi.

The investor's read

A landmark like this lifts the whole area's profile, and a serviced "smart island" can command premium rents if it delivers as promised. But this is exactly the kind of project where excitement needs a cold counterweight:

It's off-plan, and far off. The headline tower lands around 2029. You'd be buying a promise years before keys, so the developer's balance sheet and track record matter more than the brochure.
Reclaimed land is a young idea here. Engineering on reclaimed Black Sea land is impressive, and worth understanding, drainage, settlement, and long-term maintenance are real questions, not deal-breakers.
Premium pricing. An island address carries a markup. The question is always whether the rent, after costs and seasonality, justifies it, or whether you're paying for the story.
Supply. A thousand-plus apartments arriving at once is a lot of competing stock for the same tenants.

None of this is a verdict. It's a checklist. A project this big can be a genuinely strong buy or an expensive lesson, and the difference is in the contract, the payment protections, the delivery record and the honest yield, not the artist's impression.
