7,8 миллиона причин: что рекордный туристический год значит для недвижимости

Georgia just had its biggest tourism year on record, and for property investors the numbers are the story behind the story.

The 2025 numbers

  • 7.8 million international visitors, up about 6% on 2024.
  • Roughly $5.5 billion in tourism revenue (about 15 billion GEL).
  • Tourism is now 8 to 10% of the entire economy, up from a rounding error a decade ago.
  • Tbilisi and Adjara (which includes Batumi) drew more than 6.5 million visits between them.

When a small country pulls in visitors at that scale, it shows up directly in the thing investors actually care about: short-stay rental demand. It's a big part of why Georgia sits among Europe's highest rental yields, roughly 7 to 8% gross, while mature Western markets pay 3 to 5%.

The part the headline hides

Here's where we slow down, because it's the whole job. A national record does not fill your specific apartment.

  • Occupancy and management decide your yield, not the country's visitor count. A full Georgia can still mean a half-empty building if it's in the wrong spot or badly run.
  • Seasonality is real on the coast. The number that matters is the one that survives the off-season, not the August peak.
  • Source-market concentration is a genuine risk to weigh. Arrivals lean on a few neighbours, with Russia around 23%, Turkey around 17% and Armenia around 12%. Diversifying demand is healthy; depending on one source is not.

None of this dims the trend. It just means the trend is the tailwind, not the trade. The trade is a specific unit, in a specific location, with a yield we've rebuilt from real occupancy, real fees and real seasonality, before you buy.
