Archi и Swissôtel заложили курорт за $300 млн рядом с Батуми. Честный разбор для инвестора.

On 4 June 2026, the foundation stone was laid in Kobuleti, just up the Black Sea coast from Batumi, for the Swissôtel Kobuleti Beach Resort, a $300 million hotel-and-residential complex. The developer is Archi, Georgia's largest residential builder, together with NEXT (presented as Georgia's first international developer) and the Swissôtel brand, part of the global Accor group. Prime Minister Irakli Kobakhidze and Economy Minister Mariam Kvrivishvili attended the ceremony, and pre-sales have opened.

What is actually being built

The resort is planned as three monumental buildings combining a hotel with residential and "investment" apartments, wrapped in the amenity list these projects are known for:

  • Indoor and outdoor swimming pools
  • A 3,000 m² spa and fitness area and a wellness centre
  • Six restaurants under different brands
  • Conference facilities, a lobby and a lounge
  • A casino and a children's entertainment area

Up to 500 people are expected to be employed across construction and operation. A completion date has not yet been published.

Why it matters: a credible vote of confidence

Two things make this more than just another coastal tower.

The developer is serious. Archi is not an unknown name behind a glossy brochure. It is the country's largest residential developer, with a long delivery record. Pair that with an international hospitality brand and $300 million of committed capital, and the project has real weight behind it. That counts for more than any single amenity.

It fits a much bigger wave. The Georgian coast is in the middle of a branded-residence boom:

  • Wyndham Grand Batumi Gonio is due to complete in 2026.
  • Hilton's Bellevue Residence and Wyndham Residences are rising in and around Batumi.
  • Radisson Blu Residences in Gonio-Kvariati targets 2027.
  • Abu Dhabi's Eagle Hills signed agreements worth roughly $6.5 billion in late 2025, including a yacht marina near Batumi.

Tourism now accounts for about 9.5% of Georgia's economy, and international tourism revenue reached $4.7 billion in 2025. A $300 million bet by the largest domestic developer is a clear signal that serious money expects that growth to continue.

The honest caveats

Here is what the marketing will not lead with.

This is Kobuleti, not Batumi. Kobuleti is a quieter, more seasonal resort town up the coast. A four-season resort can work, but the model depends on that off-season demand actually showing up. Price the empty months, not the July brochure. The coast tells this story everywhere (see our read on Batumi's artificial island): summer carries the year.

A brand is a standard, not a guarantee. Swissôtel sets the service standard and takes a fee. The building is still designed, financed, built and delivered by the local partners. A strong developer here is reassuring, but the questions do not change: what does the contract say about delays and penalties, and what exactly do you own?

"Investment apartments" deserve a cold look. A branded address carries a premium, and resort amenities (pools, spa, casino, six restaurants) cost real money to run. Those costs land in the service charge, often by year three. Rebuild the yield after the management split, vacancy and fees before you trust the headline return.

It just broke ground. Buying now means buying off-plan, years before keys, on a completion date that has not been announced. Off-plan is not a problem in itself, but only when the developer's record, the title and the contract all check out.

It is also exactly the kind of project where excitement needs a cold counterweight: branded, resort-style, off-plan, in a seasonal market. The fundamentals that protect you are the same as ever, a clean title, a developer who delivers, and a yield that survives the off-season. On the first two, this project starts from a strong place. The third is on you to verify, unit by unit.
